Summary

The Accountant, Property Accounting ensures the accuracy and propriety of all financial data, reports, budgets and requested analyses for a portfolio of student housing properties. This is a broad financial position, with focus on accounting and analysis for the assigned portfolio of properties.

What You’ll Do:

  • Responsible for timely completion of monthly accounting close for assigned portfolio of properties.
  • Ability to work independently with strict deadlines and prioritize tasks accordingly.
  • Responsible for timely completion and oversight of monthly variance analysis and initial compilation of monthly financial reporting packages.
  • Oversees the daily accounts receivable function for assigned properties and works appropriately with site staff to correct any inaccuracies in tenant ledger data.
  • Develops productive work relationships with on-site personnel at assigned properties.
  • Conducts periodic internal auditing of site accounting and conformance to related policies and procedures.
  • Responsible for the accounts payable function of assigned portfolio of properties, ensuring company policy is followed and bills are paid within set deadlines.
  • Oversees and ensures late fee / insurance conformance with company policy at assigned properties.
  • Executes fixed asset accounting for assigned properties.
  • Supports annual external audits of properties with outside accounting/audit firms.
  • Prepares and executes capital reserve reimbursements for assigned properties.
  • Prepares weekly analytics dashboards for assigned properties.
  • Effectively communicates to supervisor and appropriate corporate management personnel any deficiencies observed at property locations in following established financial accounting and/or reporting procedures.
  • Ability to identify problems, analyze, and implement corrections; with help of Manager, Property Accounting when necessary.
  • Works in collaboration with the Manager of Financial Planning and Analysis and Director of Accounting to prepare annual business plans for assigned properties.
  • Participates in monthly financial review meetings with senior and executive management.
  • Assist the Property Accounting group, as a whole, to meet deadlines on a consistent basis.
  • Perform ad-hoc analyses for assigned properties as deemed necessary by supervisors and senior management.
  • Other duties as assigned

Who You Are:

  • Bachelor’s Degree in Accounting, Finance or Business Administration required.
  • 2-years of accounting experience in a computerized accounting environment, preferably in a GAAP-based environment, required.
  • Experience to include the preparation of journal entries, participation in month-end close process, and financial statement preparation and review.
  • Exceptional MS Excel skills, including but not limited to pivot tables, v-lookup, h-lookup, and nested formulas.
  • Knowledge of generally accepted accounting principles (GAAP) and US tax-basis reporting.
  • Ability to effectively manage competing and conflicting demands on time and attention.
  • Ability to work efficiently with direct supervision.
  • Ability to effectively troubleshoot various systems issues to find an effective solution.
  • Strong problem-solving skills.
  • Demonstrated proficiencies within Excel are required.
  • Knowledge and ability to effectively perform tasks using Microsoft Office products, Internet, and other company utilized systems, programs, and software.
  • Ability to work extended hours on occasion when necessary to complete assigned tasks.
  • Previous experience as an accountant or analyst. Real estate experience a plus.
  • Work towards CPA or CMA designation preferred.
  • Familiarity with Enterprise Resource Planning (ERP) and Materials Requirement Planning (MRP) systems is preferred.

Work Environment and Physical Demands:

  • Occasional travel may be required.
  • Work is generally performed in an office environment with standard office equipment available.
  • Ability to manipulate a computer keyboard.
  • Ability to sit for extended periods of time.
  • Ability to work in front of a computer monitor for extended periods of time.
