As the Asset Manager, you will lead the company's asset management initiatives. This position offers the opportunity for a self-starter with real estate-related analytical and quantitative experience to work with a diverse group of people in a highly collaborative environment. This person should possess strong organizational and problem-solving skills, with excellent attention to detail in financial modeling, analysis, forecasting, and reporting. Your responsibilities will include, but are not limited to, analyzing the performance of our funds, tracking cash position, planning and documenting the path to return of investor capital, general real estate ownership duties, investor relations, and supervising the functions of our Portfolio Administrative Assistant. The time allocations mentioned below may vary depending on the company's needs. Quarterly or semi-annual travel may be required for this role.

Essential Duties and Responsibilities

  • Property and Fund Analysis ~ 55% of time
  • Stress test portfolio to model performance and establish plans for worst, most likely, and best case scenarios
  • Prepare forecasts, cash flow modeling, sensitivity testing, and other analyses to map out a clear capital plan and path to return of investor capital
  • Review and provide input on annual operating and capital expenditure budgets
  • Analyze property operations and financials compared to proforma to inform investment decisions
  • Complete hold/sell/refinance analyses and present outcomes of various scenarios
  • Assist with tax strategy of acquisitions and dispositions
  • Prepare monthly Investment Committee presentation materials
  • Understand and monitor investment structures and business terms of loan documents, operating and management agreements, organization charts, etc.
  • Confirm transaction accounting aligns with closing documentation
  • Analyze and report on metrics for key markets in our operating footprint
  • Prepare and present ownership reporting including financial, operational, and forecast models
  • Assist with managing and tracking key value-add investment goals (rent increase tracking to proforma, timing of billbacks, ancillary income rollouts, etc.)
  • Conduct financial feasibility analyses for certain projects and ventures (e.g., contract payoffs, expansions, etc.)
  • Create 5-year investment plan outline for existing/new properties to be handed off to the operations team
  • Cash Management ~ 10% of time
  • Assist with tracking, forecasting, and reporting on fund-level cash
  • Team Management and Leadership ~ 20%
  • Cultivate employee satisfaction within your team
  • Ensure team is accomplishing its responsibilities and provide regular reporting of the same (licensing, entity management, etc.)
  • Consistently execute Havenpark's standard operating procedures and policies to achieve full operational excellence
  • Demonstrate Havenpark's core values through interactions with staff and residents
  • Communicate with team members at all levels (i.e., Portfolio Admin Assistant, field and home office staff, senior management, etc.) regularly to align company priorities and goals
  • Property Tax Oversight and Appeals ~ 5% of time
  • Track timing of property tax assessments
  • Engage professional tax appeal groups and manage the engagement
  • Investor Relations ~ 10% of time
  • Assist with writing quarterly investor newsletters
  • Assist with annual investor reporting
  • Assist with annual investor events
  • Assist with general investor relation duties and fund documentation

Qualifications

  • Minimum of bachelor's degree in a related field
  • 3+ years experience in real estate asset management or analysis (manufactured housing or multifamily preferred, not required)
  • A general understanding of real estate finance is a plus
  • Experience in budgeting, strategic planning, and reporting
  • Expert in Microsoft Office Suite, especially Excel
  • Advanced analytical and quantitative skills
  • Ability to manage and distill insightful conclusions from large volumes of data
  • You can spend long hours sitting while using office equipment, such as computers. This position will also require walking within the office and occasional travel
