PRIMARY FUNCTION:

To assist with the facility management of a large portfolio of office and industrial properties in the Knoxville, TN area. The position oversees the day to day operations including special concentration on property inspections, customer service, staff/maintenance support, quality control, and maintenance programs & processes.

JOB DUTIES AND RESPONSIBILITIES:

  • Assist the Director of Facility Management in the daily facility management operations at all portfolio facilities.
  • Assist in providing guidance and oversight to the Facility Management staff.
  • Maintain and enforce the facility management operating policies and procedures with attention to customer service.
  • Maintain and monitor adherence to the facility management record keeping systems.
  • Assist the department with any tasks as needed to ensure proper staff coverage.
  • Conduct comprehensive property inspections to identify any vendor service issues and/or maintenance needs ensuring compliance with quality standards and contractual requirements.
  • Prepare specifications, solicit and evaluate bids for contracted services.
  • Routinely communicate with occupants of the properties concerning the level of service and other management matters and/or investigate and resolve tenant complaints.
  • Assist Director in providing training and safety awareness to department staff as needed.
  • Promptly address all work requests and repair/maintenance needs with thorough follow-up and communication to project completion.
  • Participate in all department meetings as required.
  • Supervise any after hours/emergency repairs or maintenance as needed.
  • Utilize the work order software to input, dispatch, and record repair items and/or preventive maintenance tasks.
  • All other duties as assigned.

JOB QUALIFICATIONS:

  • Five (5) years of facility management/property management experience.
  • Strong communication and negotiation skills.
  • Energetic, customer service driven individual.
  • Experience in project management or facility management.
  • Microsoft Office - Word, Excel, Outlook
  • Knowledge of Corrigo Enterprise Work Order software is a "plus".
  • Knowledge of facility equipment and building systems.

Job Types: Full-time, Contract

Pay: $62,500.00 per year

Experience:

  • Property Maintenance or Project Management: 3 years (Preferred)

License/Certification:

  • Driver's License (Preferred)
