The Shops at Northfield seeks an experienced Building Engineer
A 769,359 square-foot retail, dining, and entertainment complex situated on 87 acres, featuring over 20 restaurant and dining concepts in addition to national retailers including SuperTarget, Macy’s, Bass Pro Shops, Harkins Theatres, H&M, and Nike. The Shops at Northfield is just north of Interstate 70 and less than a mile from the Central Park light rail station.
Job Summary
The Building Engineer, as a skilled engineer, is responsible for general property maintenance, operation of HVAC systems, plumbing systems, control systems and supporting equipment; responding to tenant service requests; troubleshooting problems and recommending enhancements for all building systems, and completing special projects as assigned by the Operations Manager.
The Building Engineer ensures compliance with Company Engineering Assumptions / Culture, preventative maintenance programs and procedures, Standard Operating Procedures, Mission, Vision and Values as well as all Building/Fire/Health Department codes. He/she works to maintain the building complex as efficiently as possible, continually looking for ways to save energy.
QUALIFICATIONS:
Education:

  • HS diploma or GED

Training & Experience:

  • 2 years experience in a trade (plumbing, electrical, HVAC, etc.) preferred
  • 5 years’ experience commercial office building engineering experience preferred
  • Vocational training (i.e. Certification through BOMA, IREM, and/or Vocational/Community College); or equivalent combination of education & experience may substitute for experience, and/or experience in building related trades in 1 or more of the following areas: HVAC, Electrical, Plumbing, and Carpentry.
  • Knowledge of and understanding of the use of tools needed to perform work on electrical and mechanical systems

Language Skills:

  • Must have the ability to communicate in English.
  • Ability to read and interpret documents such as safety rules, architectural drawings, operating & maintenance instructions, and procedure manuals
  • Ability to read Safety Data Sheets, hazard material labels and instructions

Mathematical Skills:

  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals
  • Ability to compute percentages

Technology:

  • Ability to learn and use Power Logic software
  • Basic computer and internet skills, proficiency in MS Office Suite

Licenses, Certifications & Special Requirements:

  • Universal CFC Certification recommended; may be required to complete some building/operational requirements
  • HVAC certification helpful but not required.

  • Knowledge of and understanding of the use of tools needed to perform work on electrical and mechanical systems

ESSENTIAL FUNCTIONS:

  • Respond to tenant service requests, questions and complaints in a courteous and professional manner to ensure complete tenant satisfaction. Responds to mechanical or electrical problems and initiates corrective action
  • Perform preventative maintenance assignments on a scheduled basis, including filter changes, lubrication, inspection, and adjustment of belts and pulleys, ballast replacements, and bearing replacement
  • Operate and maintain pumps, heat exchangers, air handling equipment, fans, automatic temperature controls, low-voltage electrical sprinkler systems, valves, plumbing fixtures, and other mechanical and electrical equipment and systems in the building
  • Maintain, consistently troubleshoot, and make repairs & adjustments to building mechanical systems (electrical, plumbing, air conditioning); disassemble, clean, examine for wear or damage, replace parts, test and adjust mechanical equipment (pumps, fans, dehumidifiers, compressors, condensers, water coolers)
  • Periodically inspect building and equipment to determine necessary maintenance and repair work
  • Perform duties required to correct emergency conditions such as sewer back-ups and water infiltration
  • May supervise special projects as assigned
  • May be assigned supervisory responsibilities for specific projects, or in specific areas of responsibility
  • Locksmith duties may be required
  • Works mainly independently
