About the Role
The Building Maintenance Coordinator/Technician position is responsible for performing routine building maintenance throughout entire facility. Tasks may include basic plumbing, electrical, carpentry, HVAC, cleaning, equipment install, room set up, various finish work such as drywall, paint, flooring and other tasks as assigned. The Building Maintenance Coordinator/Technician will also be responsible for creating and maintaining reports, manuals, SOPs, and overall organization of administrative tasks.

- Participating in daily building inspections. Enter service tickets based on listed deficiencies observed during inspections. Coordinate vendor services for corrective action and follow up
- Coordinating daily facility activities and inspection tours for amenity spaces such as break areas, conference rooms, and other areas
- Coordinating with outside vendor’s proposals for repair work. Once approved by manager, issue purchase order, schedule and coordinate with vendor
- Assisting on the vendor RFP process
- Ensuring compliance with insurance requirements, building rules and regulation of vendors and suppliers
- Responsible for escalations of incidents through SOP’s
- Supporting business partners in building related issues at all times.
- Interacting with outside contractors to assist in the repair of building systems- electrical, plumbing, and HVAC.
- Inspecting building on a regular basis and notify manager of deficiencies or items requiring attention.
- Completing all minor repairs and maintenance throughout facility such as: doors, ceiling tiles, drywall, furniture, lighting fixtures etc.
- Painting interior or exterior of building as required.
- Performing minor plumbing repairs.
- Assembling all tools, supplies and instruments necessary to complete work assigned.
- Completing assigned tasks independently.
- Conducting immediate clean-up of work area after job is complete.
- Complying with all Ariat policies and procedures.
- Assembling and installing various fixtures & equipment throughout facility.
About You
- Intermediate level experience in Microsoft Office programs including Outlook, Excel (V-Lookup, Pivot Tables), and Word
- Experience with AutoCAD and Microsoft Project is a plus
- Associates degree in facilities management, building, business or other related field
- 3-5 years facilities /general maintenance experience preferred.
- Valid Driver’s License & reliable transportation.
- Detail-oriented and self-motivated with strong organizational skills and the ability to handle multiple priorities in a changing environment
- Demonstrated leadership and interpersonal skills
- Strategic thinker with strong implementation orientation
- Ability to maintain professionalism at all times under stressful situations
- Ability to plan and manage work under time constraints and to multitask and work without direct supervision Solid communication skills, written and oral, including the ability to work in a team environment and interact with internal business partners as well as subcontractors and vendors
- Demonstrated working knowledge of building systems (HVAC, electrical / low voltage, plumbing, fire protection, security, etc.)
- Ability to comprehend architectural and engineering drawings
- Understanding and troubleshooting ability of basic mechanical, electrical, plumbing and carpentry.
- Good oral communication and interpersonal skills.
- Lifting requirement of 50lbs.
- Ability to meet physical requirements of the position when performing the following: standing, walking, sitting, bending, stooping, squatting, kneeling and climbing.
Language Skills
- Ability to produce well-written reports, business correspondence and procedure manuals.
- Ability to effectively present information and respond to questions from groups of managers, client, customers and the general public.
- Spanish speaking a plus
