Position Overview: We are seeking a highly motivated and experienced High-Rise Downtown Community Manager to oversee the operations and management of a vibrant and dynamic residential community located in a bustling downtown area. The ideal candidate will have a strong background in property management, exceptional communication and leadership skills, and a passion for providing exceptional customer service. As the Community Manager, you will be responsible for ensuring the smooth functioning of the community, enhancing resident satisfaction, and maintaining the high standards of the property.

Responsibilities:

I. Operations Management (40%)

  • Oversee the day-to-day operations of the high-rise downtown community, ensuring adherence to established policies, procedures, and regulations.
  • Manage all administrative tasks related to the community, including leasing, rent collection, vendor contracts, and resident requests.
  • Conduct regular property inspections to identify maintenance and safety issues and ensure prompt resolution.
  • Collaborate with maintenance staff and contractors to coordinate repairs and maintenance projects, ensuring minimal disruption to residents.
  • Develop and implement emergency preparedness and response plans, ensuring the safety and security of residents and property.
  • Maintain accurate and up-to-date records, reports, and financial documents related to the community's operations.

II. Resident Relations and Customer Service (40%)

  • Foster a positive and welcoming community environment by engaging with residents and addressing their needs and concerns promptly and professionally.
  • Oversee the leasing process, including marketing vacancies, conducting property tours, screening applicants, and preparing lease agreements.
  • Coordinate resident events, programs, and activities to promote community engagement and resident satisfaction.
  • Respond to resident inquiries, complaints, and emergencies in a timely and efficient manner, demonstrating excellent customer service skills.
  • Establish and maintain positive relationships with residents, promoting a sense of community and resolving conflicts or disputes as they arise.
  • Conduct regular resident satisfaction surveys and implement strategies to address feedback and improve resident experience.

III. Financial Management (20%)

  • Develop and manage the community's operating budget, ensuring financial goals are met and expenses are within budgetary limits.
  • Coordinate rent collection activities, monitor delinquencies, and implement strategies to minimize arrears.
  • Prepare monthly financial reports, including income statements, balance sheets, and cash flow statements, for review by senior management.
  • Analyze financial data and identify opportunities to improve revenue generation, reduce costs, and enhance overall financial performance.
  • Collaborate with accounting and finance departments to ensure accurate and timely processing of invoices, payments, and financial transactions.

Requirements:

  • Bachelor's degree in Business Administration, Property Management, or a related field (preferred).
  • Proven experience in property management, preferably in a high-rise residential setting.
  • Excellent communication, interpersonal, and leadership skills.
  • Strong organizational and time management abilities.
  • Knowledge of local property laws, regulations, and building codes.
  • Proficiency in property management software and Microsoft Office Suite.
  • Ability to work flexible hours and handle occasional on-call responsibilities.
