Theory Design – provides innovative, luxury interior design services for first-class residential, commercial and hospitality properties. We work directly with high-end builders, architects, landscape architects and others to deliver holistic products that capitalize on location, infrastructure and other characteristics.
Earth Tech Enterprises – utilizes the latest technology to reshape the landscape of Florida for future communities. Our services include mining, aggregate processing, land development, lake bank restoration, beach and shoreline projects, environmental services, and marine services.
CORE RESPONSIBILITIES
1. Execute purchasing strategies laid out by the department head.
2. Develop working relationship with vendors and subcontractors
3. Negotiate and closes deals with optimal terms.
4. Review proposals for accuracy according to scope of work.
5. Requests and revises bids, following approval, as well as manages bid process.
6. Assists with development of unit pricing matrices and option packages.
7. Conducts floorplan take offs and enter into pricing matrices.
8. Sets up and monitors option costs, sales prices and target margins.
9. Develops, manages and maintains budgets, quantity and timing with minimal risk.
10. Prepares direct cost budgets, analyses and variances for review.
11. Creates and executes purchase orders, change orders, and commitments per plans, contract and budget.
12. Assists Purchasing Managers with procurement where needed.
ADDITIONAL RESPONSIBILITIES
1. Assists with rebate tracking system for communities that company serves.
2. Conducts all business in a professional and ethical way to maintain company’s positive reputation and increase company’s profit.
QUALIFICATIONS

Quality Communication:
The Residential Purchasing Agent must have excellent communication skills and the ability to interact effectively with internal and external stakeholders. These skills include a strong customer orientation and ability to adapt and respond to different personality types.
Organizational Skills:
The Residential Purchasing Agent must be a highly organized and detail-oriented individual with a strong sense of urgency.
Computer Skills:
The Residential Purchasing Agent must have knowledge of Microsoft Office, especially Excel, as well as Procore and any other software. Familiarity with takeoff software (BlueBeam, Autodesk, etc.) is a plus.
Education/Experience:
The Residential Purchasing Agent must have previous purchasing experience in the home-building industry, specifically single- and multifamily construction; strong understanding of blueprints, contracting, estimating, relationship management, change management and subcontracting; college degree strongly preferred.
