Summary:
The Director of Facilities Operations supports student success through the creation and maintenance of a welcoming, clean, and attractive Maryville College campus. This leadership position manages and inspires a team of diverse employees to work collaboratively, proactively improving the campus and promptly responding to the needs of students, faculty, and staff. This position is both an innovative problem-solver and a strategic planner, creating and executing a vision for the College's facilities and grounds with a focus on environmental sustainability.


Essential Duties and Responsibilities:

Provide leadership, mentoring, and guidance to facilities operations personnel, including housekeeping, custodial services, mechanical trades, and grounds. Directly supervise management staff of each area.


Maintain an exceptional level of customer service by focusing on proactivity, innovation, responsiveness, and communication.


Implement and utilize facilities management technology to oversee an efficient, effective, and transparent workflow of the department.


Create, manage, and execute a comprehensive preventative maintenance plan, regularly inspecting facilities and prioritizing efforts and impact.


Maintain thorough documentation related to construction, renovations, maintenance, replacement schedules, inventory, and inspections.


Oversee custodial services and housekeeping responses to requests for cleaning, maintenance, repairs, and college activities and programs including setups, takedowns and post-event cleaning.


Direct workers engaged in painting and performing structural repairs to masonry, woodwork, and furnishings of buildings.


Oversee mechanical trades employees and upkeep and service of mechanical systems, including heating, air conditioning, plumbing, and electrical. Manage installation and repair of all utility services owned or operated by the college as well as the operation of boiler and steam lines associated with boiler operation. Manage and maintain lighting, signage, scoreboards, machinery, and other indoor and outdoor equipment.


Oversees grounds department and upkeep of campus trees, lawns, and ornamentals, the construction, maintenance, and marking of athletic fields, and college owned lands and woodlots.


Manage and secure facility access in partnership with the security department, including physical lock and electronic access control systems.


Recommend and manage facilities annual operating budget. Review budget reports, managing and controlling expenditures and contracts, and identifying opportunities for cost savings and efficiencies to make the best use of college resources.


Develop initiatives to enhance sustainability and energy conservation, including campus renewable energy project development, with the goal of reducing energy consumption and expenditures.


In collaboration with the Chief Operations Officer, collaborate on major capital projects, including assisting on schedule development, design, bidding, negotiation, and keeping projects on schedule and within budget.


Support the Chief Operations Officer and President by working closely with Board committees to prepare and present campus and capital project information.


Establish and manage OSHA and other safety standards, meeting all requirements, providing training, and maintaining proper documentation.


Manage college vehicle fleet, including maintenance, repairs, and checkout process.


Manage third parties providing services to facilities operations, including contracts, approvals, licenses, and security for all facilities, buildings, vehicles, and grounds.


Performs other duties as assigned.


Regular attendance is required. This position is available on call 24/7 for emergencies and special events; able to work days, occasional nights, weekends and holidays as needed.


This position is an essential employee for inclement weather events and will be required to report for duty in adverse weather conditions when the College is closed. The position also is required to report on time in situations when the College is on a delayed start, and is required to continue working when the College is released early.


Supervisory Responsibilities:

Directly supervises mechanical trades, custodial services, housekeeping, and grounds leadership positions, and administrative assistants. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Education and/or Experience:

Bachelor's degree (B. A.) from four-year college or university. Experience as a leader in facilities operations and mechanical trades preferred.


Language Skills:

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions in group settings.


Mathematical Skills:

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.


Reasoning Ability:

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.


Computer Skills:

Basic computer skills required.


Certificates, Licenses, Registrations:

A valid Tennessee Drivers license is required.
