Osborne Homes was founded in 2007 by Mike Osborne, a Fresno native with its first office in Fresno. We eventually opened our second office in Orange County and through this, we're able to extend our company's reach, helping more distressed property owners. As a business, we have purchased, rehabbed, and sold over 3,000 properties in California – which consists of our primary market.

About the Opportunity:
The Director of Renovations (DOR) is a senior leadership role that has full renovations division P&L responsibility and will drive obsessive focus and execution on Price, Speed and Quality. This position will require someone to be very hands-on, especially in the beginning, as this role is expected to build a culture of execution and a team that is brilliant at the basics. The DOR oversees the execution of all Renovations projects companywide in all markets for our Company who is relentlessly focused on accountability, will manage the work of all Renovations department staff including project managers, assistant project managers, and office admin support roles. They will aslo be responsible for leading team efforts related to identifying vendors to perform work and managing a high volume of renovations projects while meeting deadlines and KPIs. Regular travel throughout the State of California will be required.
Ideal candidates will have a four-year degree or commensurate experience in real estate, renovations, or construction management.
The qualifications below are absolutely required. Candidates not meeting or exceeding these qualifications will not be considered.
Responsibilities
- Evaluate the cost-effectiveness of design and projects and recommend opportunities for improving efficiencies and cost-reductions.
- Oversee all day-to-day renovations and field operations of the company including estimating, budgeting, purchasing, renovations, welfare checks of listed properties, assisting the asset management department with construction related due diligence and delivering on the property specific P&L.
- Develop, refine, and document business processes for all operations.
- Work closely with Finance and Asset Management teams.
- Manage escalated issues tied to customer, investor, buyer, and internal renovation matters.
- Identify vendor needs in each market and source vendor relationships in the Directors region.
- Hire, retain and lead team of field PMs, and APMs.
Qualifications
- Ability to travel up to 80% of the time.
- 5+ years' experience estimating, scoping and managing single-family renovations projects as an individual contributor.
- 5+ years' experience leading all single-family renovations operations with full P&L responsibility for either a Residential General Contractor specializing in Renovations or a Single-Family Investor doing Flips.
- Excellent interpersonal and verbal communication skills.
- Strong leadership, people management, and team building skills.
