ESTIMATOR / PROJECT MANAGER
We are seeking a trained talented construction professional with Estimating and Project Management experience. Someone with the ability to develop a project and at times implement the work from Preconstruction through Owner Occupancy and Project Close Out.

Ability to communicate and coordinate across all trades, levels and ranks - superiors, subordinates, tradespeople, subcontractors, vendors and customers.

POSITION DESCRIPTION
A construction Project Manager/Estimator is a construction professional with many years of experience in the construction field who plays the lead role in the overall project scope, guidelines, budgeting, proposal generation, construction and management of multiple projects.
Estimating experience
Management of multiple projects from inception to closeout including developing the initial scope of work and job schedule, project estimate and budgeting of costs, material orders and purchasing, coordination of subcontractors and suppliers, and completion of the work to the satisfaction of the client. Long-term objectives include periodic review of job practices for quality, efficiency, work methods, and following company policies.
EXPERIENCE REQUIREMENTS
· Strong leadership skills with 5 years of professional commercial construction management experience, and 3-5 years of professional, commercial construction estimating experience.
· Must read and comprehend construction plans, specifications, material schedules, documents
· Eye for craftsmanship. Ability to put visual elements in words and provide feedback to Project Team.
· Excellent English reading/ writing skills to compile and articulate in-depth descriptions and summaries.
· Savvy Computer skills: Microsoft Suite (Outlook, Word, Excel, Project) ProLog, PlanGrid, OST, ProCore, Zendesk, Foundation
· Thorough understanding of the occupational hazards and safety precautions of the work
· OSHA 30 Card / Valid Driver’s license.
ESTIMATING
· Meet with clients to assess the expectations and objectives of the project and build a scope of work, comprehensive budget, field observation reports, deliverables and job schedule.
· Evaluate and understand plans, designs and instructions from the Architect and Customer. Be flexible and ready to address changes and troubleshoot issues that arise.
· Proactively identify, evaluate and pursue projects that fit within our scope.
· Interpret blueprints, specs and addendums to prepare quantity take offs, materials, and labor estimates.
· Submit requests for information to the architect/client for any discrepancies or missing information.
· Mentor and assist in training estimating team.
CONSTRUCTION
· Meet with clients to assess the expectations and objectives of the project and build a scope of work, budget, deliverables, and job schedule.
· Understand the scope of work and evaluate plans, designs and instructions from the Estimator and Customer. Be flexible and ready to address changes and troubleshoot issues that arise. Recommend improvements to the process to save time and money.
· Responsible for creating construction scheduling, budgeting, deliverables, and field observation reports.
· Manage job folders, contact lists, subcontract logs, electronically and physically.
· Assist superintendents through direct communications regarding plans, documents, information, etc...
· Assess projects to ensure they are completed in a quality, clean, professional manner.
MANAGEMENT
· Act as the client’s primary point of contact managing expectations and requests.
· Provide general direction of work in progress to field supervision on multiple job sites and assist project superintendents regarding requests for information, drawings, project documentation, etc...
· Identify, track, monitor, and communicate project-related issues, job costs, scope changes, contingencies, and roadblocks that may arise during the implementation of projects.
· Responsible for Management of all RFI’s, submittals, material selections and shop drawings from Subcontractors/ Suppliers to Owner/Architect.
· Track and Manage reporting of Daily Field Reports, Weekly PM Reporting, JHA, and incidents.
· Manage the process and report status of subcontracts, submittals, RFI' s, and contracts/ change orders; send notifications and log changes.
· Assist in the evaluation, discipline, motivation, and development of team members.
· Maintain regular direct communication with Management and Project Team on project status through Weekly PM Reporting on multiple projects.
· Responsible for processing and managing owner and subcontractor contracts/ change orders.
· Responsible for processing, coding job costs/ documents required for billing on AIA Invoices.
· Assist in Project Closeout, including punch list management and administration, Certificate of Completion, operating manuals, warranties and guarantees, backed up with digital copies and as-built drawings. Archive project files upon completion.
· Assist with following up with the Owners on past due billings.
· Perform additional assignments per Supervisor’s direction.
