A Facilities Technician I/II will be based in the Natick, MA office to perform a variety of semi-skilled and skilled work in the maintenance and repair of buildings, facilities, equipment and fixtures. The individual in this position will have the opportunity to implement and maintain a range of facilities related activities and coordinate the resources needed to maintain existing facilities as required.
Key responsibilities include:
- Perform daily grounds, maintenance and operations rounds/checks of mechanical equipment, sprinkler systems, lighting, tenant areas and common areas, of the property and building.
- Respond quickly in the event of an emergency, notify appropriate personnel and follow safety protocol.
- Inspect property and buildings for life/safety issues and take immediate corrective action.
- Identify building maintenance needs, prioritize work and take corrective actions to include the coordination with a repair person for larger items that need to be addressed.
- Perform a full range of skilled building maintenance for extended periods of time
- Calendar and coordinate the repair and maintenance of a variety of mechanical equipment.
- Verify that maintenance has been performed to manufacturer’s recommended procedures.
- Maintain records of all maintenance performed.
- Reconfigure office furniture as required to include assembly, adjustment and repair of furniture. Relocate excess furniture to off-site storage.
- Read and interpret sketches, drawings, diagrams and blueprints.
- Performs office conference rooms set-ups, assist in cleaning up after meeting to include light janitorial such as emptying garbage and recycling containers.
- Removes snow from points of egress and addresses subsequent walkway treatments during inclement weather.
- Provide access to approved real estate vendors to show potential tenants available space.
- Manage requests from employees and tenants as needed and to document and track requests.
- Maintain a clean work area.
- Assist in the coordination of company and tenant improvements, R&D, labs, office and other types of projects.
- Supervise workers, contractors and vendors. To include overseeing the work of individuals performing unskilled and semi-skilled maintenance tasks such as cleaning, painting janitorial, grounds maintenance and other tasks.
- Maintaining facility historical service records and construction prints/records.
- Provide assistance/feedback in the development and documentation of local Facility SOPs (standard operating procedures).
- Perform minor moving and relocation of furniture and equipment.
Qualifications for this position include:
- High School Diploma and equivalent work experience in the construction/project/facilities field.
- Minimum of 3-5 years industry experience in construction/construction projection management/facility management or related field
- Must have strong computer skills in desktop applications such as Word and Excel
- Must have excellent interpersonal, organizational, and written and verbal communication skills
- Must be detail oriented, able to excel under pressure as well as demonstrate strength, flexibility, and promptness in dealing with changes, and unanticipated challenges in a corporate environment.
- Must be able to prioritize workload and work independently
· Must be a self-starter, have initiative and able to thrive in a dynamic environment.
· Must be willing to travel as required up to 10% of the time.
· Knowledge of buildings and structures issues, architectural design, electrical, mechanical and electronic communication systems and knowledge of the federal, state, and local building and safety codes and regulations with a focus on deploying and supporting effective corporate solutions in a cost-conscious environment
· Ability to design and implement facilities solutions based on business requirements.
· Strong attention to detail and organization skills
· Ability to work well in a fast-paced technical and professional office environment.
- Lift up to 50 pounds above the waist and carry heavy objects.
· Must have proof of a valid driver’s license, reliable transportation and be insurable under company’s liability policy.
Issues:
All operational issues regarding labor, supplies, equipment, customer relations, etc. must be reported directly to your direct supervisor. Any expenditure for equipment or supplies of any amount must have the expressed authorization of the Facilities Manager and Regional Manager.
Maintenance personnel is an extension of ESCFederal and the property he/she manages and is expected to conduct oneself in a professional manner at all times.
Responsibilities may be added or deleted at any time at the sole discretion of Senior Management, as deemed necessary.
Schedule: Monday-Friday. Full Time/Salaried.
