General Maintenance Associate
Tarpon Bay Community Association (TBCA)
Reports to: General Manager (GM)
Summary and Scope of Position
This position is instrumental in keeping all of Tarpon Bay’s common areas and amenities looking and running smoothly to ensure the residents received optimum enjoyment of the building aesthetics and amenities. This key staff position reports directly to the Community Association General Manager. This position is a working - non supervisory position and will work closely with the GM to make sure required property maintenance duties are handled professionally and on time.
FLSA Position Type: Non-exempt hourly. This is full-time non-exempt (hourly) position. It is a 40-hour work week staring at 7am and ending at 3pm with some offset weekend hours to accomodate other maintenance requirements. The schedule may change to accommodate the business needs of the association.
General Overview of Duties and Responsibilities
- Regularly Attends meetings with GM as needed.
- Responds to emergencies on an “on call” basis.
- Assists with preparation of special functions and meetings as needed (e.g., resident meetings, Board meetings, etc.).
- Assists GM with servicing and repair of lighting, air conditioning, drainage, plumbing and fire systems, gates, painting, irrigation system, and power washing of side walks.
- Maintains the club house and grounds, swimming pool and spa, pool furniture, fountains, playground, tennis courts, fitness center, and all other amenities.
- Assists GM with work done by outside contractors as needed.
- Assists GM with identifying and scheduling all building maintenance, repair and cleaning activities.
- Maintains and conducts preventative maintenance for golf carts.
- Keeps the work shop areas safe, clean, and organized. Maintains inventory of cleaning, maintenance and repair, swimming pool, tennis, and related supplies.
- Ensures that all refuse is properly removed from the club house and pool area on a timely basis.
- Make sure barbeque grills in pool area are checked and cleaned daily.
- Works with GM to insure a highly efficient safety program with an emphasis on awareness, discipline, and compliance; implements and overall safety program and conforms to OSHA standards.
- Follows all standard policies and procedures with regards to emergency response by coordinating with Management, fire rescue or police. Assist Community Association Manager with hurricane/disaster/emergency communications and preparation.
- Make sure to turn on TV’s in the gym first thing each morning.
- Other duties and responsibilities directed by General Manager. (see below Comment below).
Work / Experience / Education Requirements
- Previous experience in a similar position and in a similar setting is required.
- Excellent communication, interpersonal, and customer service skills.
- Pool certification required.
- This position will be both indoor and outdoor working with equipment generally used in maintenance and will be exposed to the weather at times. The physical demands will require this position to stand, reach, lift, bend, kneel, climb, push, and pull items weighing more than 10 lbs. the position requires manual dexterity, auditory and visual skills, and the ability to follow written and oral instructions and procedures.

The successful candidate will be required to successfully pass drug screen and comprehensive background check.
