SUPERVISORY
Will be responsible for providing duties, tasks, and other general guidance for Maintenance team.
ESSENTIAL FUNCTIONS

- Develop and administer preventative maintenance schedule
- Complete/document work orders in a timely manner
- Monitor general condition of the building and surroundings
- Maintain knowledge of all types of mechanical equipment
- Maintain knowledge of local building code and other applicable building laws; blueprint reading; and building construction
- Manage the sourcing, interviewing, culture training and ongoing development of maintenance department
- Obtain pricing and bids or develop cost estimates as directed
- Monitor supplies & maintain working order of tools and equipment, maintain respective inventories, complete orders as necessary
- Ensure all monthly, quarterly, and yearly inspections are done timely, accurately, and responded to as appropriate
- Schedule outside contractor work
- Maintain pool and spa, performing chemical testing and logbooks
- Respond to guest requests/complaints in hospitable manner with that “next level” experience in mind
- Effective communication and accountability with subordinates
- May fill in as a hotel shuttle driver (as needed)
KNOWLEDGE, SKILLS, and ABILITIES
- Specialization in technical crafts (HVAC, electrical, plumbing, etc.)
- Knowledge of maintenance operations and procedures
- Knowledge of proper use/storage of cleaning chemicals
- Proficiently speak, read, write, and comprehend the English language; ability to speak other languages (desired)
- Strong communication is required
- Able to present technical ideas to management
- Able to work independently with minimal supervision and desire to participate as part of a team
- Lead by example for all team members
- Basic knowledge of budget development and analysis (preferred)
- Able to assess/evaluate team member performance
- Able to make decisions with only general policies and procedures available for guidance
- Able to work in fast paced environment
- Able to prioritize, organize, and manage multiple tasks
- Demonstrate genuine care for guests and employees
EDUCATION
High school diploma or GED equivalent
Two years of college or vocational training in electrical or mechanical engineering or plumbing (preferred)
EXPERIENCE
Three to five years in facilities maintenance, plant operations or engineering services required. Previous supervisory experience preferred. Previous hospitality experience preferred.
LICENSES OR CERTIFICATES
Valid driver’s license required. Pool certification required, or ability to attain within 60 days. Certification or specialization in one or more technical craft (HVAC, electrical, plumbing, etc.) preferred
ENVIRONMENT and PHYSICAL DEMANDS
The physical demands described are representative of those that must be met by the employee to successfully perform the essential functions of the job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
Most work will be performed indoors in moderate temperatures, controlled by hotel environmental systems. May need to sit, stand, or walk for extended periods of time (5 hours or more). Must be able to bend, kneel, climb ladders, crouch and/or climb into precarious places, and handle heavy and bulky equipment. Finger dexterity to operate tools and equipment as well as office equipment, including but not limited to computer keyboard, multi-touch phone, photocopier among others, required.
Must be able to exert well-paced ability to reach other departments of the hotel in a timely manner.
Vision occurs continuously with the most common visual functions being those of near vision and depth perception. Talking and hearing continuously in the process of communicating with guests and employees.
Employee may be subjected to moderate to loud noise levels, outdoor weather conditions, work in precarious places, and toxic or caustic chemicals.
Travel in personal vehicle may be required, typically within 20-mile radius of hotel to secure supplies and equipment.
Must be able to lift up to 60 pounds frequently, up to 100 pounds occasionally. Must be able to push and pull carts and equipment weighing in excess of 300 pounds in the event of an emergency.
OTHER
Attendance is essential as part of our front-line team! Maintenance Manager will be required to work varying schedules based on needs of the hotel. This includes attendance at all scheduled brand and job specific training sessions and meetings. May require nights, weekends, and holidays. May be responsible for performing basic outside their job description, this includes but is not limited to basic maintenance, laundry, housekeeping, and breakfast.
Consistent attendance in accordance with the standards set forth by Braintree Hospitality must be maintained and is an essential element of the success in this role.
