If so, Mid Continent Management is seeking a full-time Maintenance Technician to work with our property staff at a busy portfolio of communities located in Vadnais Heights, MN and surrounding suburbs.

SUMMARY: This position is responsible for day-to-day repairs and preventative maintenance of the interior and exterior areas of Mid Continent Management’s portfolio of multi-family and commercial properties to ensure a safe and comfortable environment for the residents/tenants while assuring the integrity of the real estate to achieve client investment objectives.

ESSENTIAL RESPONSIBILITIES:

Maintenance Duties

  • Performs heating, ventilation, and air conditioning (HVAC) system (e.g., boilers, furnaces, air conditioners) installations, repairs, and maintenance.
  • Performs plumbing fixture (e.g., toilets, faucets, water softeners) installations, repairs, and maintenance.
  • Performs electrical systems (e.g., lighting, fans, call boxes) installations, repairs, and maintenance.
  • Performs appliance (e.g., refrigerators, disposals, dishwashers) installations, repairs, and maintenance.
  • Performs carpentry (e.g., cabinets, doors, trim, drywall) and miscellaneous (e.g., locks, painting, staining, windows, wallpaper) installations, repairs, and maintenance.
  • Conducts periodic quality checks on equipment and systems to ensure proper functionality.
  • Works with pool monitors to test, log, and manage chemical balance in indoor and outdoor pools and whirlpools.
  • Works on-call evenings and weekends on a rotational basis to handle after-hours emergency maintenance requests in a time-sensitive manner.

Unit Turnover Duties

  • Ensures completion of unit turnover maintenance within the timeline directed by management.
  • Assists the Community Manager with unit inspections.

Administrative and General Duties

  • Enters work orders and related notes into the project management software (i.e. Rent Manager 12).
  • Periodically runs routine errands to purchase supplies and equipment.
  • Maintains maintenance equipment and supply inventories.
  • Maintains clean, orderly, and functional boiler rooms, storage rooms, maintenance workshops, and company provided maintenance vehicles.
  • Complies with all safety program requirements and either resolves or notifies management of any safety concerns; works to promote safety in the workplace.
  • Promptly reports to management any hazardous work conditions, property liability concerns, or illegal activity occurring at a Mid Continent owned or managed location as soon as practicable after it becomes known.
  • Complies with all federal, state, and local Fair Housing laws.
  • Attends relevant training courses to improve skills and to ensure all required certifications are current.
  • Represents Mid Continent Management in a professional manner at meetings, training seminars, conferences, and industry events.

Back-Up Duties

  • Assists management with maintenance staff training initiatives.
  • Assists caretakers and groundskeepers to ensure the clean and tidy appearance of the property.
  • Assists snow removal technicians to ensure that sidewalks are cleared of snow and pathways are salted as needed by 7:00 AM.
  • Assumes Snow Removal Technician’s duties/authority in their absence in accordance with organization and community guidelines.
  • Assumes Pool Monitor’s duties/authority in their absence in accordance with company and community guidelines.

NON-ESSENTIAL RESPONSIBILITIES:

  • Performs other maintenance, caretaking, groundskeeping, and administrative duties as assigned by management.

SUPERVISORY RESPONSIBILITIES:

  • This job has no supervisory responsibilities.

QUALIFICATIONS AND REQUIREMENTS:

  • One-year certificate from college or technical school, two to three years related experience, or equivalent combination of education and experience.
  • Valid Minnesota driver’s license and proof of current liability insurance coverage required.
  • Current Special Engineer Boiler License or higher required.
  • Current Certified Pool Operator (CPO) License required.
  • Environmental Protection Agency (EPA) Universal Certification preferred.
  • Computer skills: Internet Software (Chrome); Project Management Software (Rent Manager 12); Electronic Mail Software (Outlook).
  • Experience performing maintenance of residential units and buildings.
  • Possession an operable vehicle required to run errands and perform other remote tasks.
  • Provides own hand tools required.
  • Availability to work on first and last day of each month required.
  • Availability to work on-call evenings and weekends on a rotational basis required.
  • As a condition of employment, employee must successfully complete a background investigation.

KNOWLEDGE, SKILLS, AND ABILITIES:

  • Advanced understanding of general maintenance procedures and techniques, especially regarding electrical and plumbing systems required.
  • Possess working knowledge of and ability to follow procedures for installing, testing, operating, and repairing HVAC systems and appliances.
  • Ability to troubleshoot and problem-solve maintenance issues (e.g., electric, plumbing, appliances, unit maintenance and repair, HVAC systems).
  • Comprehensive understanding of Fair Housing laws or ability to obtain this knowledge required.
  • Ability to promptly obtain a comprehensive understanding of the Mid Continent Management Employee Handbook.
  • Effective communication and interpersonal skills to provide customer service in a friendly, positive, and courteous manner to a diverse group of residents.
  • Ability to work collaboratively with management, vendors, and staff on assigned projects.
  • Highly organized and detail-oriented in maintaining buildings, grounds, and units.
  • Possesses a strong work ethic, including punctuality, reliability, and flexibility to respond to emergencies and time-sensitive projects effectively and efficiently.

PHYSICAL DEMANDS:

  • Continually required to stand and walk throughout the workday both indoors and outdoors in all weather conditions and on various outdoor terrains.

TOOLS AND EQUIPMENT USAGE:

WORK ENVIRONMENT:

  • Continually exposed to varying, occasionally extreme, outside weather conditions and temperatures for long periods of time (i.e. one or more hours) to perform exterior maintenance responsibilities.
  • Occasionally exposed to wet and/or humid conditions (non-weather), such as completing repairs in wet or flooded areas or when making repairs to the pool, whirlpools, or saunas.
  • Occasionally exposed to extreme heat or cold (non-weather), such as when making repairs in areas where HVAC system is not functioning.
  • Occasionally works near moving mechanical parts.
  • Frequently works around fumes, airborne particles, or toxic chemicals, such as cleansers, paint, solvents, and lubricants.
  • While performing the duties of this job, the noise level in the work environment is usually quiet to moderate, with occasional loud periods, such as when power tools, landscaping equipment, or snow removal equipment is used.
  • Frequent exposed to work interruptions, the need to react to emergency situations, and potentially challenging customer service situations.
