General Description:

This maintenance position oversees the efforts of a property or district in the areas of inspection, maintenance,and repair.

The position is responsible for ensuring that the physical aspects of each assigned property meet the company’s established standards and any applicable laws. This is done for safety, appearance, and operational efficiency reasons and must fall within the budgeted financial goals.

This position is directly responsible in the diagnosis of problems and repair in areas such as HVAC, electrical, plumbing, pool, carpentry, dry walling, exterior structural, and appliance.

The position reports to either the Regional Manager -Property Operations or the Property Manager and supervises all onsite personnel in the maintenance area

Qualifying Criteria:

• Beyond basic understanding of standard maintenance issues: electrical, plumbing, sheet rock, carpentry, painting.

• More than 2 years experience in same or like fields

• HVAC experience - certification preferred

• General knowledge of appliance maintenance and repair as well as washer and drying machines

Job Duties Include:

• Performing routine maintenance around the building such as fixing structural damage, for example, window, door or wall repair

• Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures

• Working on damaged electrical wiring when a shortage or severed wire occurs

• Maintaining the building HVAC equipment in order to keep climate control in the facility functioning properly

• Applying preventative measures to the building to reduce the risk of future problems, such as using a sealant on a flat roof

• Fixing potential safety hazards to avoid injuries

• Painting the building when old paint has become faded or chipped

Schedule / Work Hours:

Work hours are Monday-Friday from 8 AM - 6 PM with an hour lunch. Additional requirements of after hours and weekend for emergency calls will apply. Maintenance on-call rotation will take place depending on the number of maintenance technicians employed.
