Job opening title: Marketing Director
Location: 997 Morrison Drive, Charleston, SC 29403 (requires being onsite full-time)
Days & Hours: This position is expected to work M-F but requires open availability based on business needs
Job Summary:
- The Marketing Director is responsible for creating and effectively implementing a marketing plan. They will partner with internal and external groups to promote a positive brand image, superior customer interface and set the company’s online presence apart from competitors. The Marketing Director will optimize digital and print marketing strategies, create, and manage a marketing budget and staff, as well as prepare forecasts.
Primary Responsibilities:
- Develop and execute brand standards for external and internal communications
- Spearhead internal marketing projects that drive revenue and increase positive brand awareness
- Prepare and present monthly and quarterly reporting to senior management
- Lead corporate branding initiatives including website enhancements, social media presence and develop broader market exposure
- Lead Marketing team by setting department KPIs, measure results, provide coaching opportunities and promote positive company culture
- Research current marketing trends in Single Family Rentals and implement new initiatives to remain competitive
- Research marketing spend by market and source to forecast budgets and allocate funds to most impactful marketing channels
- Implement online presence of new markets
- Create suite of communication products for different marketing campaigns
- Develop company branded apparel and related collateral to promote a positive culture
- Champion external positive review campaign by engaging internal employees
Skills & Competencies:
- Prefer experience with property management software. RealPage, and/or MRI
- Proficient in Microsoft Office, Google Applications, and Social Media Platforms including Facebook, Instagram, LinkedIn, etc.
- Extensive computer software skills such as Excel and other Microsoft products.
- Ability to create and give guidance in the areas of marketing presentations.
- Strong acumen for marketing data evaluation and presentation.
- Able to be flexible and adapt to changing schedules and deadlines.
- Ability to work independently.

Qualifications:
- Bachelor/Master’s degree in Business/Marketing related field or equivalent skill/experience
- 5+ years of experience in B2C environment
- Knowledge of Microsoft Office Suite (Word, Excel, PowerPoint, Outlook 365) and familiarity with Adobe Creative Suite (InDesign, Photoshop, Illustrator)
- Proficient knowledge of social media platforms (Facebook, LinkedIn, Twitter, Instagram, etc.)
- Experience in sales and marketing environment within Real Estate is preferred
- Strong communication skills, both written and oral
- Strong leadership skills including managing team members, high accountability, and influencing other department heads or upper management.

Physical Requirements:
- Capable of working extended hours, including evenings, weekends, and holidays as necessary.
- Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed.
- Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, including the exchange and receipt of information over the telephone.
- Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying, and moving objects that can weigh up to 25 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary.
- Must be able to interact with all types of individuals, be mentally alert, detail-oriented, and with good reasoning skills.
- Must be able to work in small and confined spaces for extended periods of time.
- Must have finger dexterity for typing/using a keyboard.
Environmental Requirements
- Must be able to work on more than one assignment at a time with frequent interruptions, changes, and delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety reasons, employees must remain alert to working conditions and aware of safety, health, and environmental concerns.
- Must be able to work effectively and cheerfully in an environment that may be stressful due to adversarial situations resulting from the proper performance of duties.
- Must be able to work in the office as regularly scheduled.
