Agency Information: Osawatomie State Hospital (OSH) is licensed by the State of Kansas to provide care and treatment for adults diagnosed with psychiatric disorders regardless of ability to pay. OSH serves individuals from 36 counties in Kansas in collaboration with 12 Community Mental Health Centers (CMHCs). The centers refer individuals for admission to the hospital through a collaborative screening process. There are currently two hospitals on the Osawatomie campus in Miami county: Osawatomie State Hospital and Adair Acute Care.

Position Summary & Responsibilities
Position Summary:
This is skilled work in the operation of high-pressure steam boilers and related mechanical equipment and systems in the power plant. Work involves operating and maintaining stationary high-pressure boilers, water softeners, chillers, compressors, generators, substation and other equipment in a central heating and power plant. Employees in the plant work with minimum supervision of a higher level operation, operators are responsible for operating and performing minor, routine maintenance and repair work on power plant equipment. Work includes maintaining constant surveillance over equipment operation by reading gauges, meters and charts, and by testing water and recording this information to ensure efficiency and safety. Work also includes assisting in maintenance and repair work in the power plant.
Job Responsibilities may include but are not limited to the following:
Instruct and direct Power Plant. Monitor scheduled projects. Check for progress and potential problems. Schedule leaves. Participate in interviews to fill vacancies. Complete evaluations, competencies, on those directly supervised and review all performance ratings completed. Orient and train new employees. Must have good coaching and people skills and be a team player, goal oriented, willing to try and build a consensus and comfortable with using coaching and mentoring methods of supervision. Attend meetings, provide training. Develop and provide in service training relation to procedures, occupation hazards, safety procedures and vendor training.
Must have good problem solving skills and a ability to handle multiple demands, shifting priorities as needed. Operate, monitor and maintain one 27,000 lb. and one 23,000 lb. watertube and fire tube steam generator. Test and chemically treat boiler water. Operate, service and maintain two 500 g.p.m. water tower pumps, water softeners, air compressors, and hot water heaters to supply domestic water and for fire protection. Operate, monitor, meter and service feedwater condensate water, de-aerating heater and transfer pumps. Operate two 500 kw generators and hospital substation. Switch to standby fuel oil when natural gas supply is interrupted. Monitor alarm systems for sewer, Cold Storage refrigeration system, and Cold Storage natural gas supply. Monitor telephone system.
Must be able to anticipate problems and develop effective strategies to prevent or overcome them. Perform preventive maintenance on all equipment, making adjustments and minor repairs when necessary. Help keep floors, walls, windows, furniture and equipment free from dirt, grease and other foreign materials.
Must exercise good judgment and have an ability to assess problematic situations and come up with effective, practical solutions. Take service calls for Facility Services and Supply after normal working hours, on weekends and holidays. Employee is responsible for evaluating emergencies, exercising good judgment in making decisions and notifying proper personnel to do the job.
Must be organized in work habits, responsible and have an ability to work independently with minimum supervision, making efficient use of work time. Take readings of all meters, gauges, alarm systems, etc, as scheduled. Maintain and complete hourly, weekly, monthly, and yearly logs and other records for the Power Plant and Facility Services Office. Use computer to send and receive e-mails as well as record keeping, and doing reports, etc.
Must have adept communication skills, with an ability to establish and maintain effective communication with internal and external customers. Receive and schedule reservations for pool cars. Issue gas for all vehicles and grounds equipment. Checking oil and coolant levels. Make visual mechanical check of fan belts, tires, etc. Report any problems. Ground vehicle if it appears to be unsafe.

Minimum Qualifications: Two years of experience in power plant operation. Education may be substituted for experience as determined relevant by the agency.
Must be able to perform physical labor, climb stairs, lift and/or move a minimum of 50 lbs. under normal working conditions and exceed this on special assignments and work at heights of 30 feet occasionally.
