Position: Project Site Supervisor – Multifamily Renovations

Compensation: $45K - $55k DOE paid twice monthly, plus benefits
Reporting: Position reports to Project Manager

SUMMARY
SPM Building Services is a multi-family construction management company that specializes in project planning and management for large capital projects and value-add rehab strategies. SPM Building Services is affiliated with SPM Property Management which has a portfolio of nearly 200 communities under management in the Southeast and up the East Coast. The SPM brand has been in business for nearly 60 years and is focused on doing right by its clients and brining top notch expertise to every service offered.

SPM Building Services is currently seeking a Project Site Supervisor to oversee all field aspects of assigned rehab and large capital projects. This Project Site Supervisor will be the sole person in this role and is primed to be integral in the growth and development of the SPM Building Services platform. As such, this individual will be in the front seat for future positional growth opportunities.

This role will be positioned in Huntsville, AL through the completion of the current assigned project. This project is estimated to last a year to a year and half. Future projects may be in varying locations and may require frequent extended travel.

RESPONSIBILITIES
Below are the key responsibilities for the Project Site Supervisor position. The below list is not all-inclusive of the responsibilities for this role but a general outline of the responsibilities for each project assigned.
  • Conduct pre-construction inspections
  • Conduct contractor walks for estimating/bidding process
  • Manage large material import orders
  • Receive and organize material inventory
  • Oversee key management and unit access.
  • Manage resident notice-of-entry
  • Ensure the project stays on schedule
  • Keep Project Team up-to-date through recurring communication
  • Oversee projects Quality Assurance protocols in conjunction with community’s operations team
  • Conduct project punch walks
  • Manage material inventory through contracted vendors and recurring audits
  • Manage vendor/contractor relationship during active project
  • Keep all projects up-to-date within company’s project management software and trackers
  • Communicate regularly with vendors/contractors and operations team to ensure all parties are always aligned.
  • Assist Project Manager in other functions related to the project.

QUALIFICATIONS
  • 2-5 years of relevant construction or multi-family facilities experience.
  • Excellent time management and organizational skills are critical
  • Construction Management background ideal
  • Known to be cool under pressure
  • Good knowledge of plumbing, electrical, HVAC, flooring, appliance, and irrigation systems
  • Knowledge of construction practices and sequencing.
  • Ability to organize, set up systems and drive processes, and create order out of chaos
  • Team player with a positive and energetic attitude
  • Attention to detail and accuracy required
  • Excited by the idea of a challenge and the opportunity to have a direct impact on the way a company does business
  • Flexibility to work within an ever-changing schedule including travel
  • Ability to work autonomously while keeping key stakeholders informed

WORK ENVIRONMENT
  • Role’s primary function involves field work at the assigned project site that often requires extended travel to the location of the project.
  • The initial project location will be in Huntsville, AL and will last roughly 1 year.
  • Work in various weather conditions – heat, rain, cold, snow, etc.

PHYSICAL DEMANDS
  • Position involves driving, sitting, standing and/or movement, the ability to exert minimal force of up to 50 pounds and occasionally exert up to 80 pounds of minimal force to carry, lift, push, pull and otherwise move objects. Must be able to climb ladders, scaffolding and other means to reach and observe all areas of buildings.
