Job: Property Accountant
Job description: The Property Accountant is responsible for the preparation of accurate and timely financial reports and the accuracy and completeness of the general ledger.
(The following is a list of responsibilities for the Property Accountant position which should be viewed as the minimum expectation, and not an exhaustive list.)

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Responsible for the monthly close process for properties assigned
  • Preparation of monthly financial statements including supporting schedules
  • Preparation of monthly balance sheet schedules
  • Prepare and deliver monthly financial packages to owners
  • Ensure accuracy and completeness of the general ledger
  • Prepare monthly bank reconciliations
  • Analyze and request payment for accounts payable on a bi-weekly basis, at a minimum
  • Cash management
  • Prepare reserve requests and submit to lender on a quarterly basis, at a minimum
  • Ensure loan payments are made timely and sufficient funds are available
  • Analyze budget to actual variances and make inquiries from the property managers and/ or regional managers
  • Assist the Accounting Manager in maintaining all accounting records of the properties
  • Prepare adjusting journal entries to ensure balances are accurate
  • Identify and research financial reporting issues
  • Assist with lender reporting
  • Responsible for the general accounting functions, including but not limited to accounts payable, accounts receivable, general ledger, timely payment of utilities and fixed assets record keeping
  • Assist with compiling documents and support for year end federal and state tax reporting and financial statement reviews
  • Ad hoc report preparation and analysis.

EXPERIENCE AND EDUCATION

  • Experience with accounting software, ERP software preferred
  • 2-5 years of accounting experience. Experience in Property Management accounting is preferred
  • Have or reaching completion of an Accounting/Finance Bachelor's degree or equivalent.
  • Ability to thrive in a fast-pace setting
  • Ability to meet deadlines
  • Attention to detail and ability to analyze large amounts of data
  • Excellent verbal and written communication skills
  • Strong time management, analytical and organizational skills
  • Be responsible and reliable
  • Ability to work individually or in collaborative teams
  • Ability to handle multiple projects
  • Proficient in Microsoft Office Suite with intermediate-level skills in Excel
  • Must be an entrepreneurial "take-charge" individual, who is results oriented with strong business acumen.
  • Ability to communicate effectively and professionally both written and verbally in fluent English within the Company as well as with onsite team and tenants.

ADDITIONAL DUTIES AND RESPONSIBILITIES

  • Perform special projects and requests from management and operations.
  • Prepare vendor credit application
