Position

Our Property Manager will be positive, creative and solution oriented and rely on experience, skill, and grit to set a new standard of service. The PM will be able to execute and delegate in all areas of the operation including promotion and leasing, tenant relations, and property care and improvement. They will be able to focus, think, plan and report within an office environment and then seamlessly adapt to meetings in various spaces with clients, vendors, and colleagues.

Job description

Direct day to day operations for mixed-use rental property in downtown Portland

Track and coordinate marketing and leasing schedules

Attract and retain residents

Regularly review condition of properties and identify improvements

Investigate, understand, and resolve tenant complaints and enforce rules of occupancy

Maintain and contribute to operational and capital improvement budgets; report variances, implement response

Work with Finance to collect rent and pay bills

Work with Maintenance Director to clean and maintain buildings and handle trash, landscaping and security

Schedule and manage turnover activity

Understand and comply with all federal, state and city rent, housing and safety as well as company regulations

Qualifications

1+ years of successful Class A management or similar hospitality experience

Property Management Certification preferred

Clear and warm communicator

Thrive when working with others

Composed under stress

Relentless problem-solver

Discreet and confidential when necessary

Familiar with social media for marketing

Solid with Microsoft Office

Comfortable with cloud-based CRMs

Experience with Yardi a plus

Additional information

The job is based in a professional office but will require work from property site and various locations

Availability for weekend, early morning or evening call may be required

The job physically requires one to stand, walk and sit; talk and hear--both in person and by telephone; use hands to handle or feel objects or controls; reach with hands and arms; see with depth perception; stoop, kneel, bend, crouch and lift up to 25 pounds.

An expectation of travel between properties; a driver’s license is required
