We are searching for an energetic manager responsible for a mixed portfolio of 6 small residential buildings totaling 67 doors in the Wheat Ridge, Edgewater, and Lakewood areas. The community manager oversees all aspects of the building management, including but not limited to leasing, marketing, maintenance, and curb appeal.

This position works from the corporate office with a schedule of Monday- Friday and earns a competitive hourly wage depending on experience. In addition, Rozeboom & Company offers excellent benefits, including medical, paid time off (PTO), and holiday pay. Salary Range: $20-26 per hour, depending on experience.

The manager’s responsibilities include the following:

• Primary responsibility is to manage a mixed portfolio consisting of 1 affordable and 5 conventional buildings.
• Maintain high occupancy level(s) by marketing and following up on leads.
• Leasing and renewing apartments.
• Provide high levels of customer service.
• Manage accounts receivable and all aspects of rent collection.
• Lease enforcement and tenant dispute resolution.
• Send annual recertification paperwork and complete RFTAs from housing providers.
• Manage and supervise vendors to ensure vacant apartments are ready for occupancy.
• Conduct semi-annual unit inspections
• Responsible for overseeing vendors and ensuring clean properties, including entrances, hallways/walkways, laundry rooms, common areas, parking lots, and landscaped areas.
• Oversee snow removal in common areas as needed, including supervision of outside vendors.
• Review daily work orders to ensure all requests are handled within 24 hours and residents are notified if maintenance is delayed.
• Assist in obtaining outside bids for property projects.
• Perform additional duties as assigned.

Qualifications:

• Strong conventional management experience preferred
• Previous experience must include management responsibility for 100 or more units
• Strong leasing and marketing skills
• Reliable car for travel
• Ability to address the concerns of residents in a timely, friendly, and professional manner
• Strong sales and service background with experience in vendor management
• Ability to read and interpret a variety of manuals and documents
• Knowledge of local, state, and federal regulations
