Overview
Trimont is seeking an Asset Manager in our Atlanta-GA location to manage a portfolio of debt and equity investments secured by land for residential development spanning multiple major U.S. markets. These facilities fund the development of residential lots for delivery to private and public homebuilders on a contractual basis.
The asset manager will monitor business plan execution, provide portfolio insights and analysis on homebuilder, project, and sub-market performance, and review financial analysis and investor reporting to the client derived from the management of project-level pro formas and homebuilder performance data.
The role will also oversee the servicing and compliance of the facilities in accordance with each project and facility’s unique structure and related legal documents.

Principal Responsibilities

  • Analyze project and facility performance in comparison with the underwritten business plans, competitive set, and market conditions
  • Review and approve monthly or quarterly reporting and operating performance analysis of key metrics (development budgets, capital account balances, home sales, home starts, home closings, finished home and vacant developed lot inventories, gross profit margins, client profit and loss, and project/facility, IRR, etc.) vs. underwritten expectations
  • Interacting with third-party lenders and consultants including attorneys, engineers/site inspectors, title agents, land developers, and home builders
  • Coordinating communications between multiple stakeholders including borrowers, lender partners, and internal and external operational partners
  • Review and approve development budgets, change orders, and target completion date for delivery of finished lots versus contractual obligations
  • Review and approve the release of collateral with third party buyers and title companies
  • Coordinating asset servicing and reporting responsibilities with internal departments to ensure proper tracking and timely and accurate reporting
  • Review and negotiate project or facility level modifications and takeout opportunities
  • Occasional site visits maybe required
  • Maintain broad knowledge of major U.S. residential markets’ key trends and performance, performance drivers, property values, rents, etc. in support of sound assessment of project operations and financial performance

Required Qualifications

  • Bachelor’s Degree in economics, finance, real estate, or a related field
  • 5+ years of residential development, homebuilding, or land banking
  • 5+ years of experience working with complex real estate legal documents
  • 5+ years of experience performing financial analysis and reporting in Microsoft Excel
  • Solid understanding of residential real estate operations, transactions, market participants, and capital structures
  • Strong analytical and negotiating skills
  • Solid understanding of real estate capital markets
  • The ability to multi-task and meet deadlines
  • Solid understanding of residential real estate operations, transactions, market participants, and capital structures

Preferred Qualifications:

  • An advanced degree or other academic background in economics, finance, accounting, or real estate
