Reporting to the Service Manager and the Residential Community Property Manager, the individual is responsible for daily maintenance of our luxury residential located in Murfreesboro, Tennessee. The individual will assist in maintaining the physical condition of the property and assist in all other types of preventive and emergency maintenance.

Specific Duties:

• Assists with apartment make-ready procedures including painting, cleaning carpets, windows and repairs or replaces old or faulty parts
• Satisfies service request per work order, following company procedures. If necessary, enters residents apartments to make repairs, cleans up thoroughly and leaves notices of work performed
• Picks up trash on property
• Makes regular inspections of grounds, buildings, fixtures, appliances and major equipment and makes repairs as necessary
• Maintains daily list of parts
• Performs on call services for emergencies when assigned
• Maintain accurate and timely reports of work order status.

Requirements:

Must have at least one to two years of experience working with building operations including HVAC, electrical systems, and plumbing. HVAC certification preferred. Working with tenants, outside contractors and vendors, strong communication, customer service skills and a can-do attitude are also needed. The individual must be able to work independently as well. Additional requirements include a valid Tennessee driver's license with current automobile insurance and a willingness/ability to respond to emergencies including potentially after hours and weekends as needed.
