For individuals assigned and/or hired to work in California, Colorado, or NY City, TranSystems is required by law to include a reasonable estimate of the compensation range for this role. This compensation range is specific to the State of California and takes into account the wide range of factors that are considered in making compensation decisions including but not limited to skill sets; experience and training; internal peer equity; licensure and certifications; and other business and organizational needs. The disclosed range estimate has not been adjusted for the applicable geographic differential associated with the location at which the position may be filled. At TranSystems, it is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case. A reasonable estimate of the current range is $24 - $31 hourly.

Overland, Pacific & Cutler, LLC, now a division of TranSystems,. is a dynamic, professional real estate services firm that provides a full complement of land and right of way services, including real estate appraisal, acquisition, relocation, and program management to public agency and private developer clientele. Our clients include departments of transportation, housing authorities, and city and county agencies.
Works in a supervisory capacity for Property Management. Senior Property Manager will provide project support and direction for property management activities. The incumbent will supervisor and direct staff, conduct routine field inspections, coordinate maintenance and repair services, manage and maintain property management plans, provide electronically dated and timestamped photographs, complete incident reports, progress reports, and maintain electronic files in various systems.

DUTIES & RESPONSIBILITIES:
- Schedule, direct and coordinate staff and sub-consultants in conducting deliverable activities for client contracts and ensuring compliance with OPC policies and procedures, timely, effectively and efficiently;
- Coordinate with clients, vendors and OPC delivery teams for property related issues;
- Request, monitor, and document schedule maintenance services with vendors and OPC Project Control Teams;
- Review and walk proposed projects sites and prepare scope of work documentation for vendors;
- Review all completed vendor field work and confirm all work has been completed as described in the scope of work documentation. Document inspections with date and time stamped photos;
- Attend job walks and prepare project estimates;
- Track and monitor department billing and expenditures;
- Perform standard and detailed property inspections checking for hazards, tenant violations, unauthorized trespassers, unwanted materials, dumping, general maintenance and week control, security of structures, working lighting, fencing breaches, and other property services issues;
- Coordinate, assemble and participate in on going field training and safety meetings;
- Ability to communicate effectively verbally and in writing;
- Ability to work independently, multi-task, and monitor activities of others;
- Other duties as assigned.
What you bring to our firm:
High School Diploma or GED equivalent;- 2 years of property management experience;
- Licensed and insured vehicle in good operating condition;
- Ability to work independently and prioritize work.

- Internet software skills. Uses Intranet on a daily basis to enter and approve time, log project activities, create, review, and approve contract deliverables;
- Basic Math Skills;
- Ability to read and comprehend instructions. Must be able to communicate clearly in English. Written or verbal second language skills are desirable;
- Ability to lead a team to deliver contractual obligations in a safe, effective and efficient manner;
- Works effectively with co-workers, vendors, clients and others.
Personal Vehicle Use for OPC Business:
- Access to a personal vehicle is required to conduct regular business activities on a day-to-day basis for OPC. Vehicle Requirements:
- Possess a valid Driver’s License.
- Vehicle is covered by liability insurance for the minimum amount prescribed by State law.
- Be able to show evidence of auto liability insurance coverage while operating the vehicle on OPC business.
- The vehicle must be adequate for the work to be performed.
- Vehicle must be equipped with seat belts in operating condition.
- Employee responsible to maintain vehicle in a safe mechanical condition, as required by law.
