The Senior Manager of Real Estate Development is responsible for developing and leading projects in Northwest Washington State. Primary responsibilities developing financially feasible project programs, scopes of work and budgets, consultant selection and bid management, managing design and construction teams and; specifically, delivering site development projects on time and on budget. This role is expected to concurrently and successfully manage multifaceted tasks for multiple projects.

Primary Responsibilities

  • Overseeing and implementing all facets of the development process in accordance with organizational goals including commercial, residential, infrastructure, amenities and coordination with 3rd party development partners/projects
  • Responsible for all aspects of project development including planning, design, entitlement, engineering, pro-forma creation and refinement, cash flow management, budgeting, managing bid process, negotiation, contracting, development and construction management
  • Select and manage technical service professionals to provide quality data and analysis related to land development activities as needed within established budgetary guidelines; thoroughly reviewing civil, architectural and landscape architectural plans to ensure quality cost effectiveness
  • Preparing, maintaining and monitoring project budgets and preparing monthly project development reports
  • Preparing and maintaining financial projections, monthly draw requests and related analyses for the development and operation of the projects
  • Directing the project team and outside professionals in creating an effective strategy for the financial success of the projects and implementing that strategy
  • Negotiate all major development, design and architecture and purchasing contracts for new and existing projects
  • Secure regulatory land use entitlements, site plan approvals and permits required to proceed with development, maintain strong relationships with public agencies
  • Comprehensively manage design processes including project master planning, civil engineering, architecture, traffic engineering, geotechnical, environmental, lighting, landscape and purchasing/procurement efforts
  • Create and manage the development schedule and work with Finance & Accounting to provide accurate cost reporting
  • Continuously strive to improve internal financial reporting and communication procedures related to development/construction activities
  • Provide oversight of Architectural Review Program and Design Guidelines for homebuilding and commercial projects
  • Coordinate with and support project team including commercial and residential sales & marketing, project operations, financial reporting and legal
  • Support future project planning and feasibility including providing overall leadership of land use entitlements and regulatory permitting
  • Participate in the identification and value-add and HBU opportunities within the real estate portfolio

Required Qualifications

  • Bachelor’s Degree in real estate, architecture, engineering or related field.
  • 10+ years of experience in design/construction of land development related projects including securing entitlements and permits; leading the development of site plans, budgets & construction drawings; and, leading the design and construction of storm water management, grading and earthwork, utilities and horizontal infrastructure, common areas, wayfinding and vertical projects
  • A financially driven, collaborative, detail oriented, project management and execution leader; experience managing multiple complex projects simultaneously
  • Management of planning, civil engineering, programming, budgeting, contracting, purchasing, contract negotiation, project management, construction and land development experience
  • Experience in scoping, cost-estimating, budgeting, scheduling and organizing large multi-functional teams (project managers, architects, contractors, consultants and vendors)
  • A Team player with the ability to work closely with team members and motivate teams to produce quality materials within tight time-frames and simultaneously manage several projects required
  • Excellent writing and organizational skills, with the ability to produce high quality reports in a timely manner
  • Must have strategic business sense and demonstrate the ability to analyze and reorganize business processes, timeline and cost schedules, and contractor relationships in order to achieve project objectives
  • Manage design team producing complete project entitlement including design drawings, budgeting and schedules, permitting & construction documents
  • High quality standard of architecture and design; ensure quality project delivery for mixed-use, commercial & residential projects
  • Communicate and coordinate with project team members, client representatives, review agencies and others as appropriate to the project
