Superintendent - Residential Apartment Building Job at JP Management LLC
Superintendent
Property Management company with several property locations in Bergen County and Passaic County New Jersey is seeking Superintendents to live on-site. The position is responsible to maintain and service the building facilities and tenant work orders.
Superintendent responsibilities include but are not limited to:
- Service requests from management and tenants such as appliance repairs, simple plumbing/electric repairs, painting, etc.
- Preventative maintenance.
- Speedy turnover of vacant apartments with contractors.
- Preform general maintenance repairs and tasks without endangering self, residents, or staff.
- Organizational skills to prioritize service requests and general maintenance tasks.
- Maintain a preventative maintenance program that minimizes emergency repairs, service requests and the utilization of outside contractors.
- Special projects or additional duties assigned by Supervisor that are essential for property operations.
- The ability to deal with tenants and other staff members.
- The ability to diagnose problems and preform repairs in the following areas;
- Basic Plumbing
- Basic Electrical
- Sheetrock
- General Carpentry
- Roof Repairs
- Painting, Plastering and Compounding
- Sidewalk Concrete Repairs
- Ice/Snow Removal
Specific requirements
- Minimum of 7 years previous experience in property maintenance.
- On Call for services as necessary including nights and weekends.
- Must have own tools.
