Job Summary

We are looking a Turns Manager to join our team. As a Turns Manager you will schedule, and track unit turns and manage the make ready process for single family rental homes across a nationwide portfolio. This position will coordinate with contractors, internal operations team, residents, and prospective residents to ensure units are ready for new resident move-ins. This position requires strong communication, attention to detail and a comprehensive understanding of the portfolio and the entire make ready process for a variety of units. We are looking for problem-solvers who get things done with a high sense of urgency

The position is based out of Magnolia Capital's HQ in Chicago, IL.

Essential Job Duties

  • Schedules all make ready activities required to prepare a home as rent ready including: pest control, landscaping, painting, flooring, cleaning, and pool work as needed
  • Coordinate pre-move out inspections on homes prior to resident move out
  • Communicates with vendors and contractors to confirm progress and timeline of all turns
  • Ensures the timely and accurate input and reporting of all relevant information (e.g. budgets, completion dates, etc.)
  • Manage a team of coordinator to ensure national coverage of turns and inspections
  • Ensures all steps are taken to leverage negotiated pricing for materials and labor within assigned market
  • Strong knowledge of the basic workings of plumbing, electrical, HVAC, flooring, appliance, landscaping, and irrigation systems to approve in house or third-party inspections.
  • Ensure all workplace safety standards and practices are upheld

Physical requirements

  • Hands-on repair and maintenance work constitute majority of time and duties
  • Must be able to move up to 50 pounds variable distances; mobility and flexibility to use ladders to heights in excess of 8 to 9 feet; ability to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit

Education and Experience

  • 4+ years of experience in residential or facilities maintenance or construction required
  • Ability to inspect a large number of residential maintenance work and repairs
  • Ability to communicate clearly and professionally, both verbally and in writing
  • Proficiency with Microsoft Office and strong computer skills
  • Ability to meet deadlines and prioritize multiple tasks effectively
  • Strong attention to detail and organizational skills
  • Excellent time management, and ability to identify process improvements and efficiencies.
  • Self-starter with strong initiative and ability learn quickly
  • Positive, patient, and friendly attitude with the ability to show empathy for customer concerns
  • Eagerness to tackle challenges head on
  • Willingness to work a flexible schedule
  • Travel 1- 2 weeks quarterly
