The Solomon Organization is seeking to hire a VP of Operations who will be responsible for leading operation strategy, process improvements, program management, analytics, and systems across our NY, NJ, and Eastern PA Regions (property management). You will be responsible for overseeing the people, processes and budget and delivering both short- and long-term priorities and plans. The right person needs to be a leader with proven ability to successfully motivate, mentor and develop a team to represent the Solomon brand. You will need to be well versed with sales, marketing, and analytical reporting, with the goal to produce the maximum cash flow and improve the properties in the region long-term value.

ESSENTIAL FUNCTIONS:

• Provides overall direction and supervision of property management with oversight responsibility for management of the communities within a geographic region
• Ensures timely and accurate reporting for region including vacancy and budget variances, staffing needs, upcoming inspections, and others, as needed
• Regularly visits site offices, inspects operations and reviews reports from regional managers to determines progress of occupancy and maintenance/capital projects
• Responsible for ensuring regional management is resolving resident relation issues and escalated complaints from residents.
• Inspects properties to ensure the highest standards are maintained; evaluates maintenance, grounds, and housekeeping operations in areas of efficiency. Conducts periodic inspection of vacant apartments for market-ready condition
• Supervises and coordinates preparation of annual operating and capital budgets: monitors and makes recommendations on budget performance and prepares monthly or quarterly summary report of same
• Trains and ensures Regional Management Teams are utilizing Yardi, Knock, Respage, RentMax, Leonardo, Grace Hill and other software efficiently

JOB REQUIRMENTS:

• Bachelor’s degree strongly preferred
• Must have previous experience as a Regional Property Manager of a market-rate portfolio
• Must have the ability to travel frequently
• Must have a firm understanding and working knowledge of executive management functions
• Excellent communication skills, both written and verbal
