Summary

Support commissioning tasks for automation, HVAC retrofit, and applied system
installations, as well as retro-commissioning projects. Conduct project kick-offs, coordinate and assist with design reviews of HVAC and controls systems, complete installation (pre-functional) checks with project managers and technicians, verify start-ups,
assist with functional testing development and execution, and provide support in structuring and facilitating training. Interfacing with clients (owner), contractors, and outside engineering team members, as well as our own project management, engineering and HVAC and automation technician installation staff.

Principal Duties and Responsibilities

  • Recording and organizing of commissioning items for projects on which you are involved, including installation checklists (aka pre-functional checklists), functional performance tests, issue-resolution records and retro-commissioning testing and results.
  • Use electronic and mobile tools to develop and customize commissioning checklists and test procedures for each project.
  • Verify work and coordinate with project managers on the assembly and completion of installation checklists, start-ups, testing, and training.
  • Coordinate with commissioning leads, third party providers, and project managers (Mesa, subs, and coordinating trades) to ensure that systems are correctly installed, start-ups performed correctly, O&M documents assembled correctly, and training structured to ensure a proper transition through warranty and for service.
  • Be able to walk a system start to finish and use technical resources to figure out components, function and context (with supervision).
  • Be able to troubleshoot components using in-house resources and industry tools, resources and best practices (with supervision).
  • Support mechanical and automation training by creating or facilitating the development of structured agendas and schedules. The intent of commissioning training support will be to focus the project team on understanding the system as a whole, focus on translating who’s responsible for warranty items versus service items, and defining a closeout in order to make a complete transition from project to warranty.
  • Practice to promote to Cx Specialist II: Occasionally lead job commissioning activities. Performance metrics for promotion to include satisfactory completion of leading a set number and complexity of Cx tasks.
  • Practice to promote to Cx Specialist II: Occasionally perform job walks with Sales and Engineering team members, in order to qualify systems and scopes that involve commissioning. Performance metrics for promotion to include satisfactory completion of leading a set number and complexity of Cx project and/or business development tasks.
  • Deliverables include the improvement and continuous maintenance of mobile forms and electronic documents such as installation checklists (aka pre-functional checklists), start-up forms, and training agendas.
  • Deliverables also include the custom development of functional performance tests, using commissioning department-developed templates and technical resources. (Cx Specialists will be responsible for technical content; administrative and formatting support is available via UX designer and other document development support.)

Job Specifications (incl. Education requirements, minimal experience, computer skills required, etc.)

  • Bachelor's degree in building systems engineering plus 5 years professional experience, or equivalent combination of education and experience, preferably between project development (office and documentation work) as well as field work.
  • Technical experience with a variety of automation system interfaces, controls devices, and programming.
  • Technical experience specific to the design and operation of existing HVAC systems including air handling and hydronic equipment, plant systems, heat transfer, psychrometrics and whole-system performance.
  • Technical experience with energy and operations solutions, including energy management, system optimization, preferred.
  • Associate Commissioning Professional (ACP) certification preferred.
  • Project management, site safety training preferred.
  • A desire to learn and a willingness to set explicit goals for development.
  • The ability to both give and receive constructive feedback.
  • Ability to manage multiple and competing work priorities, demands and changes.
  • Ability to work cooperatively with construction teams and communicate in a manner that facilitates solutions.
  • Strong oral and written communication skills with the ability to clearly articulate goals and objectives, especially the ability to convey the same information in different ways in order to coordinate team members.
  • Competency with Microsoft365 (Office, Teams, Outlook, Forms), PDF editing (software like Adobe and

Bluebeam), SmartSheets, and commissioning applications (like BlurRithm, CxAlloy, Facilitygrid,BIM360etc)

  • Moderate daily travel will make up approximately 75% of this position, and occasional overnight travel will make up approximately 15% of this position. This is a corporate position. The intent for most of this work will be out of the Irvine office, however occasional overnight travel may be required to support Cx activities and Cx Technician work at branch offices.
