Job Summary
Under general supervision, the Maintenance Associate performs a broad range of semi-skilled maintenance tasks to include painting, carpentry, masonry, plumbing, and electrical repairs. Work also includes general custodial functions. This job requires the exercise of independent judgment and discretion in identifying and completing necessary custodial, maintenance and repair tasks.
Essential Duties and Responsibilities

1. Performs a wide variety of semi-skilled building maintenance tasks including painting, carpentry, masonry, plumbing, and electrical repairs. Initiates and/or prioritizes work assignments as required to meet established maintenance objectives.
2. Cleans work and office areas. Moves and maintains office furniture and equipment. Maintains tiles, floors, carpets, upholstery, and drapes. Cleans halls, restrooms, locker rooms, etc. Sweeps, mops, waxes, dusts, and empties trash. Sets up and clears rooms for events.
3. Maintains facility grounds. Plows and shovels snow. Operates and maintains heating, ventilating, and air conditioning systems. Services water softener. Records maintenance and operational data relative to building systems.
4. Troubleshoots routine heating and cooling problems and repairs. Performs periodic maintenance of air compressors and emergency generator.
5. Performs routine checks on the operation of low-pressure boilers, air handlers, air conditioning systems, security and fire alarm systems, lighting systems, and other building equipment and/or gauges and thermostats. Performs minor routine maintenance and/or reports observed maintenance problems to supervisor.
6. Performs building security tasks such as locking and unlocking doors, activating security alarm systems, and running periodic fire alarm checks. Monitors facility against abuse or unauthorized use. Monitors computerized security controls.
7. Maintains an inventory of necessary cleaning and maintenance supplies. Prepares routine written reports detailing activities.
8. Performs related work as required.
Qualifications
The requirements listed below are representative of the knowledge, skills, and/or abilities required to successfully perform this job.
Education:
High school diploma/GED
Experience:
2 years varied custodial and semi-skilled building maintenance and repair experience
Knowledge, Skills, and Abilities:
Knowledge of building maintenance and custodial practices and procedures and the tools, equipment, supplies, and materials common to this work
Knowledge of HVAC mechanical systems and fire systems
Ability to maintain routine records
Ability to maintain effective working relationships and to deal with patrons and the public
Physical Effort and Working Conditions
The requirements and conditions described below are representative of the general environment the employee is exposed to on a day-to-day basis while performing this job.
Manual Dexterity:
Must be able to operate the tools and equipment common to building maintenance work, including computers, hand and power tools, and snow removal equipment
Physical Effort:
Ability to stand for extended periods of time, to lift 50 pounds regularly and 100 occasionally, and to work at heights and in confined spaces. Fast-paced position requiring ability to walk miles, carry heavy items up and down stairs, and be active and on feet for 8 hours.
Equipment Used:
Computer, basic hand and power tools, snow removal equipment, various tools and equipment common to building maintenance and custodial work
Working Conditions:
Frequent exposure to moderately disagreeable conditions including heat, dirt, noise, water, chemicals
