    PRIMARY FUNCTION
    Manage and perform facility custodial care, operation and maintenance.

    RESPONSIBILITIES
    • Communicate with building supervisors and staff regarding facility occupancy schedule, conditions and requirements.
    • Coordinate, plan, execute and manage facility custodial care, operations and maintenance.
    • Supervise facility custodial staff.
    • Plan for and assist with custodial staff open position replacements.
    • Coordinate and manage facility custodial service operations with building principal and district supervisors.
    • Operate and maintain facility systems in accordance with district guidelines, policies and procedures.
    • Perform inspection and evaluation of the facility custodial care and maintenance and identify/implement corrective actions to meet district requirements.
    • Respond to building alarms and emergencies, confirm actions required to address damages and mitigate in accordance with district guidelines and policies.
    • Perform, when assigned to a building with a boiler heating system, boiler system tending services in accordance with district standards, guidelines and regulatory requirements.
    • Operate, schedule and utilize building security systems in accordance with district standards and guidelines.
    • Maintain current mechanical aptitude and skills to perform service, troubleshooting and repairs to facility systems.
    • Operate, schedule and use building HVAC and lighting automation control systems in accordance with district standards and guidelines.
    • Utilize electronic work order system to submit work requests to accurately enter data in work order system to document repair and preventative maintenance work task hours, materials utilized, condition status and task completion information and to identify and address open work orders.
    • Coordinate and perform when applicable the setup of rooms for conferences, classes and special events.
    • Carry District cell phone in a District provided case that is powered on and charged during work hours. Work with head night custodian and Buildings and Grounds office to ensure that calls regarding facility alarms, utility curtailment events and emergencies are received and responded to outside of work hours.
    • Demonstrate the competencies listed in Attachment A of this posting within 30 days of employment in the position,
    • Investigate, diagnose, troubleshoot and respond to building system service needs.
    • Work independently and perform position responsibilities with a minimum of supervision.
    • Maintain facility systems in accordance with District practices guidelines and manufacture recommendations to provide required operating status, performance and system longevity.
    • Establish and maintain positive and effective working relationships with supervisor, coworkers, building staff and visitors.
    • Follow schedules and adjust priorities based on needs and, when emergencies occur, triage the situation and perform essential tasks to address the situation
    • Maintain and follow current District practices for employee disciplinary and hiring practices.
    • Maintain and follow current District practices for custodial cleaning products, equipment and tools and their proper use and cleanup.
    • Other duties as assigned.

    QUALIFICATIONS
    • High school diploma or GED. Some vocational training applicable to facilities is preferred.
    • Excellent customer service, oral and written communication skills.
    • Supervisory skills to organize, plan, train, evaluate and address custodial staff operations and continuous improvements.
    • Ability to read and comprehend building system manuals and drawings.
    • Ability to effectively use computer software for work orders, memos, letters, building HVAC operating systems, and building security system.
    • Ability to address the operation, custodial care, routine maintenance, and scheduling of the HVAC systems.
    • Ability to operate and schedule building security systems.
    • Ability to attend work regularly and report to work in a timely manner.
    • Hold within 90 days of commencement in the position the following required licenses and certification:
      • State of Minnesota Boilers License Chief Class C
      • Certified Pool Operator Certification
      • State of Minnesota Drivers License Class C
    • Ability to manage building custodial care for cleanliness and conditions in accordance with District guidelines and requirements.
    • Prior maintenance experience
    • Ability to effectively perform preventative maintenance, troubleshooting and repairs of building equipment in accordance with manufacturer recommendations and district standards and guidelines
    • Ability to retain facility training information and to consistently follow district standards and guidelines for facility systems
    • Possess and demonstrate the skills and compliance with requirements for unlicensed registered electrician in the State of Minnesota.

    PHYSICAL REQUIREMENTS
    • Demonstrate district custodial staff custodial care techniques and use of equipment/tools.
    • Climb/descend stairs and ships ladders.
    • Climb/descend 24-foot extension ladder.
    • Climb/descend 12-foot step ladder.
    • Access and walk in a stooped condition in building tunnels.
    • Access/travel/exit building elevated equipment systems.
    • Open/close/lock building door hardware.
    • Activate/deactivate building security systems.
    • Move/push 20-pound wheeled waste containers.
    • Operate custodial care equipment.
    • Utilize hand tools and power tools for routine facility system and equipment maintenance.
    • Frequently utilize test equipment, hand tools, power tools and powered equipment for building maintenance service and repairs.
    • Frequently lift and move tables, desks and chairs weighing in excess of 50 pounds.
    • Frequently lift cartons, boxes and buckets weighing in excess of 50 pounds.
    • Periodically access and perform maintenance work on building rooftop areas.
    • Ability to read facility system monitors, displays and gauges.
    Occasionally:
    • Dump 40-pound waste containers into receptacles.
    • Lift 40 pounds.
    • Push/pull vacuum and attachments.
    • Operate floor jack material handling equipment.
    • Operate 28-foot high aerial and scissor lift equipment.

    Program Director of Custodial Services for Large Secondary School Building
    • Ability to demonstrate complete competency and adherence to district standards and guidelines within 30 days of employment in the position for use of district facility work order software system to:
      • Report on a timely basis: facility deficiencies, malfunctions, and/or hazards with an accurate, detailed description that identifies the specific location of the issue, details of the issue, details of requested service and its respective prioritization level.
      • Enter completed facility work orders.
    • Ability to demonstrate complete competency and adherence to district standards and guidelines within 30 days of employment in this position for use of the Building Control System to:
      • Review and adjust building control system to reflect dates and hours of actual building occupancy, special events and permit events.
      • Monitor building control system front and graphics to confirm proper operation and function without alarms and consistent with district guidelines for temperature/humidity set points and their respective occupied/non-occupied set-points.
    • Ability to demonstrate complete competency and adherence to district standards and guidelines within 30 days of employment in the position to:
      • Remember assigned-unique Lenel System username and password and to execute the log-on to the Lenel System without any public display of that login information.
      • Schedule doors to lock/unlock for a programmed special event period without changing the default door schedule for other weekly door schedules in the Lenel Time Schedule System.
      • Review existing schedules to prevent overriding of existing schedules that are required to remain in effect for building programming.
      • Investigate system malfunction of a programmed door schedule in the Lenel Time Schedule Systems.
      • Utilize the emergency lock/unlock feature in the Lenel Door Access Control System;
      • If the security keypad does not display “Ready to Arm” when arming the building security intrusion system, employee needs to recognize that a normal security arming procedure will not be acceptable. Rather, the employee needs to utilize the system keypad check menu and troubleshoot/resolve the problem in accordance with the district procedures for arming/disarming building security intrusion systems. Contact others when assistance is required to resolve facility problems. When extensive facility services are needed and others have been informed of the facility service need, proceed to force arm.
