We have an exciting opportunity for a Senior Manager, Leasing Research and Analytics …

This position serves as the company’s primary lead on retail and anchor Leasing research and analytics, supporting the Leasing and Development functions’ mission to grow revenue and strategically merchandise our shopping centers’ mix of offerings. Reporting to the VP of Marketing, Insights & Research, you will be responsible for all Leasing research, data and analysis, translating those insights into impactful presentations and reports, and consulting with various internal stakeholders. Research and data domains include trade area, demographic reports, market insights, competitive research, and tenant sales and trend analysis among others. A high level of visibility throughout the organization, including senior executives, requires professional maturity and ability and willingness to meet high expectations and achieve superior results.

Your day-to-day responsibilities will include…

Support the Company’s revenue growth by serving as Leasing’s strategic partner for data and insights throughout the Leasing sales process

  • Provide data and consult with Leasing VPs and agents on an ad hoc basis to support the entire sales process, including ideation, identification, assessment, and closing of new tenants and anchors
  • Craft compelling data for sales presentations that showcase key center value propositions
  • Develop custom reports and presentations for strategic opportunities
  • Partner with Leasing Admin staff for execution of more standard reports and presentations
  • Explore and innovate with tools and technology that best help present key insights to retailers and other third parties
  • Update and maintain Leasing’s selling tools and datasets to maximize their impact on tenants and deal negotiation outcomes
  • Partner with Leasing to manage and evolve process for providing analytical support efficiently and effectively

Optimize center merchandising strategies in partnership with key decision makers

  • Analyze the market, demographics and competition to identify and support gaps, opportunities, and strategies for each U.S. shopping center
  • Identify centers’ strengths, latest improvements, and favorable market characteristics to support effective center positioning by Leasing
  • Identify and conduct value-added research and analytics, including market tours (when appropriate), to support strategic merchandise planning efforts
  • Coordinate shopping center strategy presentations and meetings that educate and provide tools to Leasing staff
  • Provide key annual research data and strategic reports, such as those for ICSC RECon (The Global Retail Real Estate Convention) and annual center business planning
  • Provide insights to Leasing VPs on critical changes in tenant performance for proactive strategy and tactic formulation

Maintain and evolve all key data sets, tools, and strategic visuals

  • Create, maintain, and update standard data sets for each center
  • Develop and maintain visuals for presentation materials that can be easily repurposed
  • Maintain and update trade area maps and demographic reports at an appropriate frequency
  • Leverage GIS and location analytics tools to conduct analysis and develop custom maps
  • Partner with Senior Analyst, Consumer Insights and Analytics to manage key cross-company data sources, including demographic and mobile-phone based traffic insights
  • Serve as business lead in partnering with the IT department on software and data visualization technologies, dashboards, and other related tools that support Leasing and strategic data needs
  • Stay current on all related data sets and tools, recent developments, releases and trends to ensure that the Company is using the most robust systems available in the marketplace
  • Follow relevant industry (retail and real estate), economic and financial news and trends in the U.S. and distribute noteworthy items to the team as appropriate
  • Collaborate with ownership partners, including Simon Property Group to explore best practices and new approaches and sources of data
  • Other duties as assigned

The ideal candidate will have…

  • 5-7 years minimum profession experience with a minimum 3-5 years working experience as a manager/senior analyst in a professional service research and analytics environment for real estate or retail,
  • Experience working closely with senior executives
  • Bachelor’s Degree required: concentration in Economics, Engineering, Computer Science, Finance, Mathematics, Statistics, Real Estate and/or Business preferred.
  • Master's degree a plus
  • Strong problem-solving skills and an analytical mind
  • Knowledgeable of leasing process, retailing industry, fashion, home, and entertainment retail
  • Must be comfortable with communicating insights and recommendations in high pressure situations, including interfacing with Senior Executives and third party client executives
  • Team orientated with strong interpersonal skills
  • Excellent quantitative analysis
  • Comfortable with handling and mining data
  • Skilled at data visualization and graphical display of information
  • High level of self-initiative and curiosity with an eagerness to learn
  • Ability to prioritize and handle multiple tasks simultaneously
  • Strong work ethic
  • Able to cope with stress in a fast-paced environment
  • Strong verbal and written communication skills
  • Well-organized and strong attention to detail

  • Strong computer skills, particularly Microsoft PowerPoint, Excel, Word
  • Experience with GIS (e.g., ESRI)
  • Experience with location analytics tools (Placer.ai, Alexander Babbage)
  • Strong secondary research skill, such as internet research, validate facts with multiple sources, etc.
  • Passion for retail
