Single-Family Assistant Superintendent Job at The Carroll Companies
Reports to: Superintendent
Summary: Under the direction of the Superintendent, the Assistant is expected to direct lower level employees, subcontractors, material suppliers, inspectors, and foremen in all phases of the construction process in order to meet/exceed schedule, budget, safety, and quality requirements. The Assistant is also expected to help organize the work flow at the construction site and to assist in the coordination of the various complex aspects of the construction process. The Assistant will also be expected to assume greater responsibility in those instances where the Superintendent may temporarily be absent from the construction site.
Responsibilities:
- Organize builder’s work force and assign work to different crews
- Ensure that established workflow and critical path analysis for each project is being followed.
- Stay up-to-date on the basic concepts and methods used by subcontractors, including plumbing, electrical and HVAC including local interpretations of the Building Code.
- Coordinate, direct and schedule the work of subcontractors
- Adhere to all guidelines established in the Superintendent Manual. Ensure that all assigned staff are familiar and adhere to the Superintendent Manual’s polices.
- Check vendors’ delivery tickets to ensure the accuracy of material deliveries to the job site.
- Check quality and completion of all subcontractors’ scopes of work, as directed by the Superintendent
- Become familiar company’s accounting procedures.
- Lead fellow employees by example
- Delegate responsibilities to subordinates and ensure their performance by inspection and follow-up.
- Under the Superintendent’s direction enforce safety measures by being familiar with OSHA standards and regulations.
- Perform weekly safety meetings with staff and subs and document attendance and material covered.
- If an injury occurs, fill out an incident report and turn in to the PM within 24 hours.
- Establish quality control standards and supervise their implementation.
- Order, inspect and verify quantity and quality of all materials and supplies.
- Solve problems within assigned authority and when necessary, work with other employees to accomplish needed tasks
- Make quick, accurate decisions when necessary and take responsibility for decisions
- Give notice to subcontractors and material suppliers far enough in advance to assure materials are delivered and subcontractors arrive on schedule
- Secure all building materials to ensure that none is lost to theft.
- If a theft of equipment or materials occurs, obtain a police report and fill out an incident report and forward to the PM within 24 hours.
- Secure all company equipment and tools including construction office materials to prevent theft and vandalism.
- Ensure that company equipment is serviced in accordance with the manufacturer’s recommended guidelines.
- Ensure that only company personnel utilize the company’s lift and that that person has undergone training on the safe operation of the lift.
- Design and establish checklists for inspections, quality control and standard operating procedures
- Maintain a high degree of integrity and loyalty toward the company and the builder
- Maintain a good operating relationship with subcontractors, employees, material suppliers, inspectors, management company personnel and the general public
- Accomplish any other tasks as required by the Superintendent that conforms to company policy
