Maintenance Tech Job at City of Rogers, Arkansas
GENERAL DESCRIPTION OF POSITION
Performs building maintenance and custodial duties in order to meet the needs of the City of Rogers City Hall Administration Building (Primary Assignment) and the campus of the Rogers Historical Museum and Rogers Public Library (Scheduled Basis).
ESSENTIAL DUTIES AND RESPONSIBILITIES
1. Maintains and organizes supply room and storage areas; keep all tools and equipment in good working condition.
2. Makes or arranges for repairs to be made as needed in City Hall, Museum, or Library, in cooperation with outside vendors.
3. Tracks and facilitates scheduled maintenance and warrantee information on all equipment as well as city vehicles.
4. Clean and set up both before and after City Council meetings, board meetings and other special events held at City Hall, Museum, or Library.
5. Instruct and supervise assigned community service workers for assistance in any of the above stated responsibilities.
6. Performs assorted, semi-skilled maintenance projects including, but not limited to, replacing ceiling tiles, grids, light bulbs, filters, door locks, hanging items, assemble shelving, furniture, etc.
7. Repair, replace and touch up of drywall and paint.
8. Flat roof and gutter maintenance and cleaning.
9. Inspection and light maintenance of HVAC units, elevator, exit lights, emergency lights, fire extinguishers and other equipment.
10. Maintain all entry ways and sidewalks in inclement weather to include shoveling and salting.
11. Maintain outdoor lighting and sprinkler systems.
12. Perform minor plumbing tasks including, but not limited to, repairing, replacing, or maintaining plumbing fixtures, automatic flush valves, or piping.
13. Maintain clean and groomed appearance of building grounds including but not limited to trash pickup, flower planting and weeding, regular use of lawn/leaf blower and occasional power washer for walkways, pavilion, etc., clean smoker's stations.
14. Replace water bottle in water coolers throughout the building.
15. Support contracted Janitorial Service by performing cleaning services two days per week, including the following: maintain/replenish inventory of cleaning products, toilet paper, paper towels, soap, filters, light bulbs, etc.
16. Maintains MSDS safety sheets for chemicals contained in the facility.
17. Dust all rooms in building, including, but not limited to, window blinds, furniture, picture frames, base boards, window frames and door jams.
18. Clean all glass doors and windows.
19. Break down all cardboard boxes for recycling purposes.
20. Empty all trash receptacles both inside and outside the building including recyclables.
21. Floor and stairwell maintenance, sweeping, mopping, vacuuming, carpet cleaning, spot cleaning, scrubbing with floor cleaning machinery, and occasional waxing and buffing.
22. Wipe down tables and countertops in food/beverage/break room areas as well as all door handles, crash bars, and door pulls.
23. Clean and maintain, drinking fountains, water coolers, coffee makers.
24. Perform any other related duties as required or assigned.
QUALIFICATIONS

EDUCATION AND EXPERIENCE
High school or GED, plus specialized schooling and/or on the job education in a specific skill area; e.g. data processing, clerical/administrative, equipment operation, etc, plus 2 years related experience and/or training, or equivalent combination of education and experience.
COMMUNICATION SKILLS
Ability to read and understand documents such as policy manuals, safety rules, operating and maintenance instructions, and procedure manuals; Ability to write routine reports and correspondence.
MATHEMATICAL SKILLS
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to prepare and interpret bar graphs.
CRITICAL THINKING SKILLS
Ability to solve practical problems and deal with a variety of known variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, or diagram formats.
